The construction of 4 National Circuit was the final stage of a 10-year program by owners and developers ISPT to develop the National Circuit Precinct as a workplace of distinction.
In targeting a leading sustainability rating for the facility, the builders Lendlease Building engaged A.G. Coombs Advisory as Independent Commissioning Agent to ensure the successful delivery of this critical outcome.
The role included providing design review services, developed commissioning plans, supported commissioning management, and verified the building engineering services for project completion, which included 12 months of building tuning, to assist with achieving the building’s 5 Star Green Star As Built and 5 Star NABERS Energy targets.
The stringent staged handover schedule and the tenant’s high level security requirements added to the complexity of delivering and assuring the building’s technical sustainability features, which included:
- A gas-fired co-generation system providing electricity and heat recovery, reducing greenhouse gas emissions and reliance on grid electricity.
- An energy efficient lighting control system for tenants and base building.
- Water efficiency measures including several water recycling systems.
- Sophisticated control systems for air quality and water services creating a more comfortable work environment to support higher productivity levels while making significant savings in energy and water costs.
