A.G. Coombs was invited by Building 4.0 CRC to contribute to the Homes NSW Modern Methods of Construction (MMC) Showcase, officially unveiled on 5 September 2025.

This important initiative featured a full-scale, two-bedroom apartment prototype, designed to demonstrate a scalable kit-of-parts solution for midrise housing.

A.G. Coombs played a key role in the design development phase and applied its prefabrication expertise to deliver a modular solution for air conditioning and exhaust ventilation, cold and hot water, power and data reticulation and fire protection sprinklers. The solution included:

• Internal services bulkheads consolidating main services routes.
• Façade services connection box designed to simplify onsite work and assure building airtightness.
• External services module housing hot water heat pump, air conditioning outdoor unit, hot and cold-water feeds, fire sprinkler feed, bathroom and kitchen extract fans and associated motorised dampers, electrical switchboard designed for maintenance access.
• Vertical services module for floor-to-floor connection of services, designed to simplify onsite work.

Modules were designed, fabricated and assembled at the A.G. Coombs Integrated Prefabrication facility before being transported to the demonstrator apartment located in Mascot.

The project highlights how standardised, prefabricated modular building components can accelerate housing delivery — offering a more sustainable, efficient and scalable approach to construction.
