A.G. Coombs Projects is helping to deliver a “Building Services Modernisation Project“ at the Coles Group’s Store Support Centre in suburban Melbourne.

The multi-million dollar project will improve the 44,000 square metre office complex through a series of system upgrades and new installations.
The six-level facility was purpose-built in 1987, where the Tooronga drive-in cinema once stood. Upon completion the building was renowned for its cutting edge design and services.
Coles Group has been the building’s sole tenant since its completion in 1987 and epc.Pacific recently finalised a new 15 year lease with Coles and the building is now being upgraded to deliver quality services for the next 15 to 20 years.
A.G. Coombs Projects was appointed by the joint owners epc.Pacific and Investa (IOF) to deliver mechanical services, electrical services, a security system upgrade, hydraulics services and all associated building works on this project.
The scope includes an upgrade of the module Air Handling Unit plant rooms, chillers, boilers, switchboards and emergency exit lighting, and the installation of a new Building Management & Controls System (BMCS), new security system, new domestic hot water system and new rainwater overflow solution. The modernisation process is set to bring with it greater building energy and water efficiency and improved tenant comfort.
The building currently houses Coles Group personnel, posing the challenge of a fully occupied facility during building works. All works requiring plant shutdowns will be undertaken out of hours and across weekends when occupancy numbers are reduced, in an effort to cause minimal disruption to the workplace. Careful planning and preparation is critical, especially when considering that the building, in fact, comprises 43 module plant rooms, all of which will all be affected at some time. Back out contingency planning to ensure ongoing operations has been essential.
Building works commenced this month, with completion scheduled for later this year.
