25 King Street Brisbane has been awarded Queensland’s first WELL® Core and Shell Certification at the Platinum level.
The development has also earned 6 star Green Star Design and As Built ratings.
The nine-storey 45m high structure is constructed using sustainable building materials including cross-laminated timber (CLT) floors and walls, and glulam (glue-laminated timber) structural beams and columns. The use of CLT and Glulum in high-rise construction represents a growing trend around the world and one that is making significant headway in Australia.
CLT is sourced from certified sustainably managed forests. Boasting a lower carbon footprint than traditional building materials such as concrete and steel, the versatile timber offers the advantages of offsite prefabrication and safer construction.
Owned by Impact Investment Group, the building was designed and constructed by Lendlease.
The quality and performance of the building’s mechanical services and HVAC design have been critical to achieving these ratings. A.G. Coombs was appointed by Lendlease as mechanical design and construct specialist contractor on the project.
The building’s 14,000m² NLA of A-Grade office space is conditioned by an energy-efficient, low-temperature variable air volume (VAV) system, supplied by central air handling units (AHUs) on the roof. The chilled water plant comprises two water-cooled, variable speed drive (VSD) screw chillers with variable primary chilled water pumping.
Outside air preconditioning is achieved using energy recovered from spill and toilet exhaust air via energy reclaim wheels.
A.G. Coombs provide ongoing maintenance services for the systems.
WELL® is a global rating system for advancing health and wellbeing in buildings. Using an evidence-based system, the WELL® Certification assesses the performance of building features – water, light, air, nourishment, fitness, comfort and mind – in view of their impact on the occupants’ health and wellbeing. Key contributing elements include the building structure, window locations, building proportions, water quality and HVAC implementation.
The project has pushed boundaries in construction, sustainability and indoor environment quality and earned multiple awards across building-related industries.
