Engaged by JLL, A.G. Coombs Advisory provided specialist commissioning advisory and technical support services, including engineering and commissioning advice, to Century City’s design and construct project team.
ISPT’s brief included the requirement to use proven technologies with a strong focus on design, construction and commissioning quality assurance, to achieve a target 4.5 Star base building NABERS Energy rating, for the commercial office space component of the project.
In bettering this target by 1 Star, A.G. Coombs Advisory provided detailed design commissionability reviews focusing on the fan-assisted Variable Air Volume (VAV) system control strategies and equipment selections. Extensive energy modeling of the system was undertaken by one of Australia’s leading energy modelling specialists, with the energy model used to assess energy performance. The resulting methodologies developed for energy efficiency commissioning were integrated into every stage of the system design, commissioning, handover and building tuning process.
A.G. Coombs Advisory worked closely with the project team to complete and commission the innovative Extra Low Voltage Integration System (ELVIS), providing an overall Building Management System that integrates the various low voltage systems on the project. It also provides a leading edge energy monitoring and management system: I-energy.
A.G. Coombs Advisory developed commissioning strategies that provided for the staged handover of the building, as well as a number of complex integrated fit-outs.
