Melbourne’s 171 Collins Street has become the first high-rise building in Victoria to achieve a 6 Star NABERS Energy rating and is one of just two commercial office buildings in Australia to reach the rating without green power.
Owned and developed by property groups Cbus Property and Charter Hall, 171 Collins features a number of sustainability and energy efficiency initiatives. These have also seen the building in 2014 become the first Property Council of Australia Premium Grade building to achieve the prestigious 6 Star Green Star As Built Office V2 rating by the Green Building Council of Australia (GBCA), and be recognised at the International Property Awards Asia Pacific, United Nations Association of Australia World Environment Awards and Urban Taskforce Development Excellence Awards.
Senior Facilities and Engineering Manager of 171 Collins Street, CJ Harshana Wijewardane of Knight Frank Australia said, “pursuing and achieving a market leading 6 star NABERS energy rating (without the assistance of zero emission renewable energy), in an asset with a design intent of 5 NABERS energy stars would not have been possible without all stakeholders working collaboratively towards this common goal. We had to completely change the usual approach to building services tunning and adopt ‘out of the box’ methods and techniques to ensure this aspirational target was not only met, but was achieved as a ‘first’ in the Melbourne market.”
During construction, A.G. Coombs was responsible for the detailed design, installation and commissioning of specialist HVAC and mechanical services, and was part of the Green Star building tuning process. Subsequently A.G. Coombs have provided ongoing energy efficiency focused maintenance and building system’s tuning services to the on-site management team.
