Barrack Place is Investa Office Fund’s new 18 level, 22,000m2, state-of-the-art commercial building located at 151 Clarence Street in Sydney. Appointed by Built. in a design and construct role, A.G. Coombs are working to deliver the building’s mechanical and HVAC services, and central energy plant for the 2018 completion date. The building podium which will be home to Arup’s new Sydney head office will be served by an underfloor air displacement system whilst the 11 levels of commercial high rise above will be air conditioned by low temperature VAV.
In addition to Green Star and NABERS ratings, Barrack Place has been awarded Australia’s first ever WELL Core & Shell Precertification at the Gold level by the International WELL Building Institute™ (IWBI™). The New York based IWBI™ awards points to buildings based on the quality of internal conditions.
Aspects of A.G. Coombs work that will contribute to this rating include specialist air filtration systems, air infiltration management, air flushing and ventilation effectiveness processes, particular thermal comfort regimes and air side disinfection systems including UV lamps on air handling unit cooling coils. A.G. Coombs are also applying specialist methods during construction to ensure the cleanliness of ductwork and air distribution components prior to operation.
The level of Building Information Modelling (BIM) on this project is high with very detailed modelling and COBie requirements to support not only the design and construction process but also ongoing facility management and maintenance. A.G. Coombs Project Engineer Trent Davey says,
“Also significant is the “BIM to field” approach which requires very exacting levels of installation accuracy to match the detailed 3D model. A.G. Coombs are delivering these outcomes using proven BIM to laser set out methods including the use of precast positioned ferules for services hangers and supports”.
